We will meet with you to assess your home for future sale and to give you an overview of the current market in your area. During this initial meeting, we also will answer any questions you have and explain how we will design and implement a marketing plan specifically designed to attract qualified buyers to your property.
Listing Agreement
Once you determine that we are your No. 1 choice to list your property, the Henslee Dailey Team will sign an exclusive agreement to list your property. This allows us to market your property, list it on the MLS and find you a qualified buyer.
Prepare Your Property For Sale
Before being placed on the market, your home must be in show condition. The Henslee Dailey Team will explain which upgrades might be most appealing to buyers and which could yield a higher price, netting you more money from the sale.
The Price Is Right
The Henslee Dailey Team will prepare a Competitive Market Analysis (CMA) specifically for your home to assist you in determining the sales price that will appeal to multiple buyers while also netting you the highest profit. Properly pricing a home, however, requires more than a CMA. Other factors should also be considered. Our knowledge of market trends, inventory and neighborhood developments will aide you in pricing your home accurately.

Negotiate The Best Offer
Once you receive multiple offers on your property, we will review the terms of each offer with you and help you decide which one best meets your needs. We also will communicate effectively with buyer's agents and mortgage loan officers, to verify the information provided and the terms set by the offers. When multiple offers coincide, we will negotiate on your behalf to ensure that your preferences (such as price, timeline for inspections and settlement date) are met.
Settle
Settlement is the final step to selling your home, when the buyers pay for the seller's property after the title company has verified that the title is properly recorded along with any mortgage liens. We will review the HUD1 settlement sheet and attend settlement with you, to help ensure a smooth closing.
